As we said in our previous chapter there are two professional associations that gather qualified property agents. These agents are commonly known as API s (University degree needed) and GIPE s. As they must have a professional card ask them to show it to you. Of course this fact gives you a certain guarantee that thing will be done in the right way. Remember also that there is a lot of concurrence lately in this field. It means that you can have better prices is you take your time. A commission of about three per cent would be ideal, and of course their commitment to do all the paperwork for you (change utilities, pay taxes, etc.).
Every big real estate has a web page. Visit them virtually before going there in person. I takes little time.
You may think that a good property agent will do but if you want to have more guarantees contract a lawyer. His average fees are about one per cent of the property price unless there are some unusual complications. In any case our recommendation is to settle these fees with him before you start.
Quite a number of the Spanish lawyers who practice in areas where foreigners settle speak excellent English and are accustomed to dealing with foreign residents in Spain. The best way to find one is to contact your Embassy or Consulate or to ask advice from people you know. Consulates will not recommend a lawyer but will provide you with a list of them which can be very useful as a start.
